As part of our service for landlords, we offer:

  1. Introduction of Tenants:
  2. Before we begin our tenant search, we will inspect your property and advise on a realistic rental price according to current market trends. We’ll also take the opportunity to photograph the property and record the property details.

    As part of our tenant find service, we will market your property and arrange viewings with any prospective tenants. Any offers will be forwarded to you at which point, we can begin mediation and negotiation of the tenancy.

  3. References:
  4. Upon acceptance of an offer, we will endeavour to obtain at least 3 references to ensure the suitability of the tenant. These include:

    • A professional reference from employers or educational bodies.
    • A financial reference from a UK bank account. This may not always be possible especially if the prospective tenant has only just arrived in the UK with no financial history. In such cases, a UK guarantor will be required.
    • A personal reference from previous landlord or someone of a professional standing in the community.
    • A copy of the tenant’s passport or UK Driving Licence.
    • A credit report from a specialist referencing agency such as MARAS.
  5. Tenancy Agreement:
  6. Unless you already have your own tenancy agreement you would like to use, we can prepare an agreement, renewal or extension for you. The tenancy agreement will be prepared using an Assured Shorthold Tenancy. In the event that specific clauses are required to be inserted into the agreement, we should be advised of this prior to the agreement being prepared. All landlords are advised to consult their solicitors that the type of agreement to be used is appropriate and applicable to their particular circumstances. Our cost, including those of any solicitor instructed by us, of preparing the agreement or any renewal or extension of it, will be equally shared between you, the landlord, and the tenant. Landlords using their own solicitors to prepare an agreement will be responsible for their own solicitor’s fees.

  7. Inventories:
  8. As part of our service to you we will arrange for an independent clerk to create a full inventory report on your behalf. Any additional cost of this inventory check will be cover by you, the landlord.

  9. Utilities:
  10. The tenant will be responsible for the payment of all utilities, including: gas, electricity, water, council tax, internet etc. The tenant will be responsible for these utilities for the duration of their tenancy.
